Your goal in working with a tenant rep is to obtain true economic savings and secure space on terms that best serve your interests (not the landlord’s) over the life of your lease. While working exclusively on your behalf, a good commercial tenant representative will generate savings and benefits. 1. Need analysis - this includes space analysis and finding properties that are most appropriate for your needs;

2. Market analysis- market research of target area;

3. Site inspection- property tours are scheduled. Coordination with architect, and or contractor to assist in final property solution;

4. Site selection- lease proposals,  cost analysis of alternatives; and

5. Lease negotiations - terms are negotiated with assistance of legal counsel and Lease is drafted.

A typical lease agreement, depending on its complexity, may take between 2 to 4 months to complete.
