It is taking resale homes about 6 months to sell in the current market which makes this a “buyer’s market”. They moved into the new home five months later but are now carrying two notes as their old home has not sold after nearly a year. They are now considering renting the old home for a fraction of their outstanding mortgage.

Well there are pros and cons for both. If you were anticipating a 30 day closing, that is not enough time for any builder to build a home. The good builders take 5-6 months. All El Paso builders pre-sell their lots so unless a contract on one of their homes falls through, you would not have a home ready in 30 days. I get weekly reports from the top builders that lets me know when a contract has fallen through and an opportunity opens up.
There are over 400 builders in El Paso tx and not many I would recommend. The builders I would recommend are the ones that I get good feedback on from buyers, their home inspections turn up little and if something does come up these builders are willing to comply with repairs. Good or bad El Paso builders generally sell their homes for $100 and up per sq ft. That means if you want a 2000 sf home you will be spending $200K and up. The only El Paso Builders on this list that I would recommend are Edwards who is a custom builder or track builders, Desert View, Quality Craft, Santana and Rassett. All the others have had lots of issues and in my opinion don’t resale very well. Below are the new homes on the market which sell 2000 sf between $145-199K:
With El Paso new homes, you get to pick who the builder will be and with resale you don’t. With new homes I have been able to negotiate upgrades without adding to the price which you can’t do with resale. New homes are built with the most recent innovations while resales are usually dated and need updating. Most first time buyers end up buying a new home. And it's no wonder, they are offered incentives like points towards closing, new appliances, easy lending and much more.

These expensive and time-consuming steps disrupt the momentum of high-volume construction.
Semi-custom builders work with existing plans, but are flexible regarding changes. Some home buyers feel more comfortable starting with a plan, rather than developing their own. The disadvantage to making changes to an existing floor plan is that the fine-tuning takes time and money. When floor plans are changed, the economies of large-volume work are lost, resulting in higher prices.
Custom builders specialize in starting with a blank sheet of paper and creating a unique home. They have experience with a wide variety of finishes, unusual treatments and design details. Because each house is one-of-a-kind, home buyers can expect significant initial investment in time and dollars for design development and the creation of working blueprints and specifications.
After you get a general idea of the available builders comes the important task of narrowing your list of potential builders down to one. Look closely at each builder’s finished work and their work in progress. Notice the quality of site management. Are the homes and materials reasonably protected from weather, traffic damage and theft? When you meet the builder, ask about things that are important to you and get a sense of the company's personality. You will be spending considerable time with the builder and his employees; you will want to find a company with whom you are compatible.
