Where is a safe place to live in El Paso Tx

As a full time REALTOR and Exclusive Buyer's Agent I am often asked "Where is a safe place to live in El Paso". If the natinal dialog is to be believed, El Paso Texas is the most dangerous city. Of course, if you are not native to El Paso Texas, you would not know that despite the violence in Mexico, El Paso Texas is quite safe. El Paso Texas is a paradox as it borders the most violent country in the world. What does this say about El Paso Texas's saftey? I think it ilitrates the great job our local police and border patrol have done to keep us safe. In fact, the federal government has more agents stationed in El Paso Texas  than other cities of Comparable size.















Where do my clients tell me they feel safest? I would say they tell me the West, far northeast and east El Paso Texas is where they want to live. "Feeling Safe" is a subjective issues routed mostly in what they have heard. I have lived in just about every area of El Paso Texas in the past 35 years and only "felt" unsafe once when someone broke into my appartment on Ft Blvd. 25 years ago and raided my refrigerator and a few items that were not worth much.

While the rest of the country’s housing market is languishing, according to
NAR, the southwest is starting to see prices stabilize and even increase in some areas. Although, the El Paso and Fort Bliss housing market is unique in that we have an expected population growth of 100K over next few years due to BRAC.

Tax Credit closing deadline extended

The Senate has amended a bill to give homebuyers who were under contract on a home purchase by April 30 an additional three months to close the deal and claim the federal homebuyer tax credit.

Extending the deadline for closing from June 30 to Sept. 30 would allow lenders more time to clear a backlog of 180,000 homebuyers nationwide, said amendment sponsor Sen. Harry Reid, D-Nev.

The amendment to HR 4213, the "American Jobs and Closing Tax Loopholes Act of 2010" -- which primarily extends unemployment insurance benefits -- was approved in a 60-37 vote Wednesday. This does not extend the deadline for homebuyers to qualify for the tax credit, NAR said but only extends the deadline for closing transactions already in contract.

According to Yvonne Russell, a RE/MAX REALTOR, This amendment is a much needed answer to the huge bottle neck the June deadline created. Every mortgage broker, appraiser, title company and realtor I know in my local market is breathing a collective sigh of relief. The June deadline coupled with the changes in lending practices as well as the way appraisal are handled was unsustainable.

Relocating to El Paso- Fort Bliss | Find Homes For Sale

As a Buyer’s Agent and REALTOR® I have access to any property in the El Paso Tx , Fort Bliss and Horizon City area no matter who listed the property. So even if the house is a foreclosure a Buyer's Agent can and will get you access to the property.

When searching for a home it’s important to be independently represented. If you contact the selling agent a/k/a the LA you are talking to the agent that represents the seller ONLY. The LA may get you to sign with him/her and may or may not tell you that they will act as an Intermediary. As you may know the Seller’s Agent does not owe you any duty to protect your interest. But when he says he will represent both seller and buyer he must not disclose any confidential information to you about the seller and vice-versa and he must disclose material information to you and vice versa. It gets pretty sticky when, as a seller’s agent, you already know so much about your seller and now must act as an impartial party to the transaction.

I have never and will never act as a intermediary because of the possible conflict of interest this presents. This is the only licensure that allows dual agency. As you can see I feel passionate about this subject because home buyers are not aware of the fiduciary duty owed to them by agents. It’s like appearing in court with the same attorney as your opponent. I use this analogy because I was in the legal field for 20 years.

November Real Estate Outlook

What are home sales doing now? The impact of the Tax credit is supporting home sales for another quarter. Home sales jumped up by 11% over last quarter. Some of this is also driven by sustained low mortgage rates. What does this mean for 2010? Have we seen the bottom? I don’t think we have. In my local market consumer expectations of lower prices next year are driving demand for homes down at this time. If you have a home that you have been trying to sell and it’s price right (holding everything else constant) but hasn’t sold after 6 months this may be why. Until consumer expectations about lower prices changes (which probably won’t happen until another 12-18 months) I’d rent it out. If you must sell then visit me atEl Paso Homes for Sale.
