Tax Credit closing deadline
The measure now goes to the Senate, which last week defeated a bill that contained a similar amendment. The outcome of the Senate vote is seen as uncertain.
If the extension passes in the Senate, it would give homebuyers who were under contract by April 30 more time to complete their sales. The National Association of Realtors estimates that as many as 180,000 buyers could miss out on the credit without an extension because of circumstances beyond their control. Short Sale and REO transactions are holding up many of these closings.
"RE/MAX agrees with the National Association of Realtors leadership on the idea of extending the tax credit closing deadline, because it’s the right thing to do," says RE/MAX Chairman and Co-Founder Dave Liniger. "We’ll continue to speak out in favor of the extension."
Liniger urges homebuyers who are waiting to close to stay in touch with their Realtor and contact their U.S. senators to urge swift action on the tax credit.

Selling a Home for Top Dollar
There are 5 main factors to achieving your goal of getting top dollar for your property.
Factor 1: PRICING

It is very important to price your property at a competitive market value right when you list it. The market is so competitive that even over-pricing by a few thousand dollars could mean that your house will not sell. I have found your first offer is usually your best offer.
An overpriced home:
• Minimizes offers
• Lowers showings
• Lowers agent response
• Limits financing
• Limits qualified buyers
When you think about it, 80% of the marketing is done when we decide on what price to list your home.
For people unwilling to list a property at current market value, I usually recommend holding off on putting the property on the market for awhile.
Factor 2: CLEANING

Most people are turned off by even the smallest amount of uncleanliness or odor when buying a home. Sellers lose thousands of dollars because they do not adequately clean. If your house is squeaky clean, you will be able to sell your home faster and net hundreds, if not thousands, of dollars more.
If you are planning on moving, why not get rid of that old junk now so that your house will appear larger? Make more space!
Odors must be eliminated, especially if you have dogs, cats, or young children in diapers, or if you are a smoker. You may not notice the smell, but the buyers do! Most agents have a difficult time communicating to their sellers about odor. If you employ an agent to get the most amount of money for you, please don't take offense if he/she must confront you about odor problems.
Factor 3: ACCESS

Top selling agents will not show your home if both the key and access are not readily available. They do not have time to run around town picking up and dropping off keys. They want to sell homes! The greatest way to show a house is to have a key! When your home is being shown, be sure to do the following:
• Keep all lights on, including exterior “coach” lights by your front door
• Keep all drapes and shutters open
• Keep all doors unlocked
• Leave soft music playing
• Take a short walk with your children and pets
• Let the buyer be at ease and let the agents do their job
Factor 4: PAINT AND CARPET

Paint is your best improvement investment for getting a greater return on your money. Paint makes the whole house smell clean and neat. If your house has chipped paint, exposed wood, or the paint looks faded, it is time to paint.
If your carpet is worn, dirty, outdated, or an unusual color, you may need to seriously consider replacing it. Many houses do not sell because of this problem. Don't think that buyers have more money than you do to replace carpet. They don't. They simply buy elsewhere.
Factor 5: CURB APPEAL

The first impression a buyer gets of your home is from the curb.
Your front yard immediately reflects the inside condition of your house to the buyer. People enjoy their yards. Make certain that the trees and bushes are trimmed so the house can be seen from the street. Have the grass mowed, trimmed and edged. Walkways should be swept. The front door should be freshly painted or freshly stained.
Clean away debris. Remove parked cars. This all adds to curb appeal.
If a buyer does not like the outside, they may not stop to see the inside!

Tax Credit Extended
Members of the uniformed services, members of the Foreign Service and employees of the intelligence community are eligible for this special rule. It applies to any individual (and, if married, the individual’s spouse) who serves on qualified official extended duty service outside of the United States for at least 90 days during the period beginning after Dec. 31, 2008, and ending before May 1, 2010.
# Qualified service member” means a member of the uniformed services of the U.S military, a member of the Foreign Service of the U.S., or an employee of the intelligence community.
# “Official extended duty” means any period of extended duty outside of the United States for at least 90 days during the period beginning after December 31, 2008 and ending before May 1, 2010.
For those who are qualified service members, you have an extra year to cash in on the credit. Your new deadline is April 30, 2011.
There has been another modification to the credit for members of the armed service that deals with the Tax Credit Recapture Rules. Currently, a buyer must repay the credit if they move out of their new home within three years. But you are exempt if the move is due to government ordered extended duty service.
To get the first-time home buyers credit, you will need to claim it on your federal income tax return. There is a specific form (IRS Form 5405) that helps you determine how much the credit will be. Consult a Real Estate Professional as well as a Tax Professional about the credit to ensure it is submitted correctly.

FHA 2010 Changes
1. Increase MIP to 2.25%. Mortgage Insurance is paid by borrowers when the down payment is lower than 20%. It protects the lenders in the event of borrower default and makes lending possible for some buyers. This premium can be rolled into the loan.
2. Update the combination of FICO scores and down payments for New borrowers. The minimum score required will be 580 to qualify for FHA’s 3.5% down payment program. If FICO is less than 580 then 10% will be required for down payment.
3. Reduce Seller’s contribution from 6% to 3%. This change is expected to take effect by early summer 2010.
These changes are expected to slow the economy down as well as the housing market. Now is the time to lock in your home purchase before these changes take effect. There are never been a better time to buy. You currently have low interest rates, tax incentive of $6500-$8000, and Seller’s are motivated to sell and are presently allowed to contribute up to 6% toward closing cost. Although time is running out. You must have an executed contract on a home by April 30th and close by June 30th. The buying process is long and arduous but a competent and experienced Buyer’s agent will help you successfully navigate the most expensive and complex transaction you’ll ever make. Home Buying Checklist for First Time Home Buyer
- Get Pre-Qualified before you go house hunting to understand you financial picture
- Repair your credit. You can start by getting a free copy of your credit report.
- Home Buying Timeline: 2-3 month from mortgage approval to Closing depending on credit.
- Find an agent with First-Time Home Buyer experience. One of the most costly mistakes First-time home buyers make is not understanding Agent and their duties. Many rush off and find a home then assume the Listing Agent of the home they chose will represent both parties equally. This is never the case, even when the Agent listing the home says he will act as an intermediary in the transaction. Why? Because the listing Agent already knows so much about the seller that he will struggle to now act in your best interest too. Not even a lawyer would put himself in this situation. Home buyers should always have their own agent whose only duty is to him/her.
- Understand the balance between your income limitations (your budget) and the home you want/need. Keep a list of the homes you see and record each homes pros/cons. Hint: Use mnemonics or memory tricks to distinguish the different homes you tour such as "123 Main is the house with big blue room" or "123 Main is the foreclosure" etc...
- Once you decide on a home, you and your agent will sit down and write an offer. If you are lucky this will be an open and shut case. Although, if your have many contingencies or want allot of concessions (like I want 4% closing cost plus all the appliances plus etc...) this process can take a long time.
- If your offer is accepted then the time clock starts to run so you need to get all your ducks in a row. You will need to apply for a mortgage, get the home inspected, your lender will require an appraisal, you will shop for homeowners insurance (and maybe flood insurance), you may want to buy a home warranty (about $450) and arrange for closing agent.
- Get Final loan commitment from your lender
- Do a walk through of the property.
- Closing day: Closing procedures vary from transaction to transaction. But generally speaking you will exchange payment (certified funds, usually a cashier's check) for the keys to the house. You will meet at the escrow office and a closing agent will walk you and the seller through all the paper work to put the title to the house in your name, verify your insurance, sign the mortgage commitment, secure your down payment and closing cost and other documents. Make sure to have a picture i.d.

How does the $8000 Tax Credit work
A. This program does not require any repayment of the credit provided that the purchaser uses the property as their primary residence for a period of thirty-six months after their date of purchase.
Buyer will receive a credit of up to ten percent (10%) of the purchase price or a maximum of $8000.00 as a credit on your 2010 tax return, provided that your new home has a final sale price of $800,000 or less. This program went into effect on January 1, 2010 and is available to qualified buyers of their first new home provided that they have the property under purchase contract on or before April 30, 2010 and closed prior to June 30, 2010 to be able to qualify for the credit.
Buyer(s)cannot have an income greater than $75,000.00 as non-married purchaser or $150,000.00 for married purchases that file a joint tax return.

So glad you found my site helpful. As a Buyer’s Agent, I invest a tremendous amount of time and money to provide these real estate tools and services for my clients. Please call to set up an appointment to meet.
If you are trying to take advantage of the First Time Home Buyer tax credit then time is of the essence. Because the process of buying a home can take 2-4 months on average, you are running out of time.
You may be wondering why the process takes so long. First, you need to pre-qualify because 99% of seller’s want a pre-qualification letter to make sure you have the ability to purchase their home. Call me for El Paso Mortgage companies with many years of experience in bond, FHA, and VA programs and will handle your application promptly.
Pre-qualification should take about 24-48 hours. Then you shop for your home, which can take from 2-4 weeks depending on your expectations. Once you have selected the right home, I proceed to negotiate a contract with the seller. Depending on the number of contingencies, the negotiation process can take a few days. Once the contract has been executed by both parties, you are going to schedule and pay for a termite and home inspection, which can take about a week. I always make my purchase agreements contingent on inspection. It is likely the home inspector my find some issues with the home depending on the age of the home. We then need to decide if you want to take the house as is or we need to ask for concessions from the seller. If the seller makes the requested repairs then that will take some time.
Your lender will require an appraisal which can take 3-7 days due to the changes in appraisal laws. Once the appraisal is done (hopefully at or above the price you offered) the loan goes to an underwriter for review which can take several days. Your lender will often require that you have PMI if you put down less than 20% on the home mortgage.
